The site's asset register is compiled for all common property assets. Items within the register are referenced against StrataWOLF's up to date replacement cost library, ensuring forecasts reflect current market pricing rather than outdated estimates.
During the site inspection process, each asset's overall condition is assessed to determine its remaining useful life, based on criteria such as age, condition, usage and environment. This is similar to estimating tyre replacement based on remaining tread and expected usage.
Yes. While StrataWOLF is primarily designed to forecast the replacement of major assets and associated budgeting, the asset register also helps identify items that should have preventative or statutory maintenance tasks assigned (e.g. fire systems and lifts).

Yes. Forecasts are presented using clear graphical summaries, including cumulative expenditure and annual funding requirements. Similar asset types (e.g. multiple A/C units) can be grouped to support planned replacement programs.
The asset register should be relatively static unless items are replaced. When they are replaced, the remaining life calculation shall be reset so the replacement timeframe is established as for a new item.
Yes. It exceeds the requirements of the Victorian Strata Maintenance Plan legislation - Owners Corporations Act 2006.
